Property Description
This is a wonderful opportunity to buy our lovingly restored former clogmaker's cottage and converted atelier. It is constructed mainly of beautiful honey stone and has traditional white shutters and a feature arched window and double doors to the front of the property. With 130m2 approx habitable space, it has three bedrooms with the potential to develop a further 90m2 into 2/3 more plus a further bathroom in the three full height attics, one of 21m2 and two of 35m2.
The cottage has been our permanent home and due to professional circumstances we are locating to a new area of France. The cottage sits on the edge of a small pretty village which has a Marie, village hall, park and sports ground. We are only a short walk from the village primary school (which our youngest daughter attended) and village shop/post office which, unusual for sleepy village commerce, is open from Tuesday to Saturday from 7am to 7pm - no closure for lunch - and Sunday mornings until noon supplying your bread and patisserie needs!
We are only a 15 minutes drive south from La Clayette which has a stunning 14th century chateau sat on the edge of a beautiful lake, a campsite and outdoor swimming pool. It has an open air theatre in the summer months with live music, a busy open air market and all the usual commerce including several supermarkets. A 10 minute drive north will bring you to Charolles, famous for its white Charollais cattle, it hosts many fetes throughout the year and has a regular open air market as well as several supermarkets swimming pool and campsite. It owns the title "The Venice of Burgundy" due to its many bridges crossing it's river and canal. Both towns have higher education facilities of Colleges and Lycées and our youngest daughter now attends the College in Charolles.

A staircase leads off from the kitchen to the first floor, the corridor has original terracotta floor tiles, painted beamed ceiling and a window overlooking the garden. To the right the corridor leads to....
BEDROOM TWO (16m2) has terracotta floor tiles and a window to the front of the property. The attic of 21m2 lies beyond this room and could be converted to create a superb ensuite and dressing room to this bedroom.
BEDROOM THREE (11.2m2) also has terracotta floor tiles, a painted beamed ceiling and a window to the front of the property. A door from this room leads up to one of the 35m2 attics.
Back down to the first floor the corridor to the left leads into the last of the 35m2 attics. It has original oak beams, both stone gable ends have been repointed, a new floor level window and three velux windows have been fitted. It was our intention to create two bedrooms in this space and convert the present Bedroom three into a bathroom.
The TERRACE 30m2 and GARDEN 230m2 are south west facing, we have a well which is integrated into the terrace, exterior lighting, outside tap, a large store room and wood store. Stone steps lead down to the CAVE, perfect for storing your wine! The garden is fully enclosed and very private, it is easy to maintain, laid mainly to lawn. We have cherry, plum, apple and sloe fruit trees on the land, perfect for your pies, sauces and christmas festivities! The gas cistern is concealed behind a laurel bush and to the side of the property is a driveway which can easily accomodate 3/4 cars. The remainder of the land is behind the garden and leads down to the river - a popular spot for fishing. Because we dont use this part of the land we let our local farmer graze his cattle on it. At the end of the property is the GARAGE which houses the central heating boiler, separate 200L water heater and washing machine. The house has central heating to the ground floor, plus a wood burning stove in the lounge. The bedrooms upstairs are heated by electric heating.
The house is located in Saone et Loire, the most southerly department of the Burgundy region, being just over 12 miles from the Rhone department and about 1.5 hours drive from Lyon, the Rhone's beautiful capital and reported to be France's second largest city. We are forty minutes drive from the pretty town of Macon which sits on the banks of the Saone river. It has numerous restaurants, bars, boutiques and regular open air markets. Fetes exhibitions and numerous concerts and varied events for all ages and tastes take place here. Close by are the Maconnais and Beaujolais vineyards which boast the production of internationally famous wines such as Pouilly Fuissé and Saint Veran and the delicious Beaujolais with its ten Cru notably Fleurie and Morgon and not forgetting the Beaujolais Nouveau released every year on the third Thursday of November - giving rise to yet more Fetes! The famous wines of the Cote d'Or region near Beaune, such as Puligny Montrachet, Pommard, Nuits St Georges and Volnay are within an easy I.5 hr drive.
For access by car from the UK, we are about half way down the eastern side of France, 410 miles south of Calais. The TGV from Paris will get you to Macon or Le Creusot in under 1.5 hours - both railway stations being 40 minutes drive from the house. AIRPORTS - Lyon St Exupery is 1.5 hours away and Geneva just over 2 hours drive.
