Property Description

Auv 1055: Large house, barns, hangar, private pond, gardens, 9300m2This house is very pleasant, it has its own pond of more than 1,500m2, a large double barn (270m2!), a wooden hangar (200m2) behind the barn, an orchard and a beautifully landscaped garden. Lots of plantings, some huge sequoias, beautiful wisteria, lawn. The pond is opposite the small road of the dead end hamlet, so there is only an occasional passage of 2 neighbors.Around the pond there is a strip of land with grass. The internal dimensions of the house are 11m by 7m and there are 3 levels and a cellar. The house has been almost completely renovated, the entrance hall is still in its original condition. The house has many original windows with double glazing, there are also windows with single glazing. On one side of the ground floor there is a new fitted kitchen (12m2), open to the dining room (15m2), total area 27m2. The kitchen has a tiled floor, a central piece of furniture and kitchen cupboards on 3 sides. Nice! The dining room is also tiled, original fitted wardrobe. Original double glazed windows on two sides. On the other side there is the lounge (22m2 and 2m70 high) with cement floor with small pieces of original tiles. There is a woodstove that provides 5kW for the room itself and 24kW for central heating throughout the rest of the house. Cast iron radiators.Behind there is a laundry room (3m2) with an electric hot water boiler that can also be heated by means of central heating. And the original fusil box. Most of the electrical installation has been renewed, but not throughout the whole house. In the hall (14m2) there is another room with separate toilet (4m2) where there is enough room if you wanted to add a shower and sink. Work is still in progress on installing the partition walls, but that will be completed very soon.A beautiful and easy oak staircase leads to the first floor on a large landing which leads to the three bedrooms, two of which are en-suite and one separate bathroom.Beautiful wooden plank floors throughout. Heights of 2m50.The smallest bedroom is 13m2, with a window overlooking the outbuildings. Opposite is the beautiful new bathroom (7m2) with nice bath tub, spacious shower, washbasin and toilet. The main bedroom is 17m2, has a fireplace and two large windows with single glazing, wodden floors and ensuite bathroom (4.5m2) with toilet, shower and sink unit. The third bedroom (13.5m2) has a window on the garden side and an ensuite bathroom (1.5m2) with shower, toilet and washbasin. Dressing room of 3m2.Another oak staircase leads to the furnished attic (50m2 of which 25m2 higher than 1m80, maximum height 3m50). A very pleasant space. At the back there is another storage room (7m2 above 1m80 plus the sloping sides), here is also a hot water boiler and a bathroom can easily be made for the attic floor. The entire roof was recently insulated and finished with plasterboard. Asbestos slate roof in good condition. The intermediate floors are also insulated.Under the house is a vaulted cellar, 15m2 with a height of 1m80, accessible via a concrete staircase from the hall. The barns all have solid new steel roofs and the outbuilding to the side has a newer slate roof. The barns have different parts, a garage, a barn for the storage of wood and 2 large barn doors, a stable door, one can imagine various projects there. To the left of the barn is an old original house (27m2, three levels), currently used as a storage area. The windows and doors have already been renewed, but inside everything has to be redone to make it a home.Very beautiful ensemble.
