Situated in the irresistible landscape of the Gers, just 6kms from the Bastide town of Mirande, this property offers spacious living, spectacular views over the Pyrenees and exceptional quality. The house has been renovated with energy saving in mind. The airport at Toulouse is about 110kms away.
France continues to provide outstanding value. Given the southerly location, the land area, the position and the beautiful interior of this family house, it would be difficult to find its equal. It stands on a ridge, at the edge of a village, in a secluded but not isolated spot. It is perfect for family life, for entertaining, and working from home given the good internet speed.
The excellent energy rating has been achieved by using external heat pumps for the under floor heating and solar panels for the hot water. There is a high level of insulation which ensures cool rooms in summer and cosy ones in the winter. The completely private, salt water swimming pool (11m x 5m) is kept warm by the use of the same energy efficient heat pump.
The land area is considerable, with plenty of pasture for dog walking or for keeping horses. There is a low maintenance terraced garden with pots and a rockery, a trickling water feature, and plenty of space for outside dining on those languid summer evenings. Wildlife abounds, the sunsets are glorious and there is even an established, walled vegetable garden if you are inclined to self-sufficiency.
Mirande is a 13th C “bastide” (fortified) town with a magnificent arched gateway through which the pilgrims on the trail to Santiago de Compostela must pass. It has cobbled streets, old half-timbered houses as well as supermarkets, banks and traditional French pleasures such as patisseries and chocolateries! The town has an extremely lively and colourful market. There are a number of excellent restaurants offering the local specialities of duck ( in various guises) and Armagnac. There is a golf course close to the town and the area is perfect for cycling, hiking and sailing on the lakes and rivers.
