Property Description

Situated in the picturesque Rance Valley, this traditional Breton farmhouse was built in the 1700’s and has been tastefully renovated, ensuring it retains all its unique character. The rooms are spacious and bright and there’s plenty of scope to extend the accommodation. There’s a good sized garden, a traditional cob and stone outbuilding and fabulous views across the valley. The popular medieval town of Dinan is 15mins away and the stunning beaches of the north coast are 35mins away. The ferry port at St Malo is within easy reach.

The farmhouse is currently arranged in two parts and is set out over three floors. The total floor space is a generous 260m2. The first part has been fully renovated and is the main living area , the second area is currently set up as a workshop and storage area but has the potential for conversion into further accommodation, subject to the relevant permissions.

In the main living area there’s currently 120m2 of habitable space and the layout of the rooms is as follows:

Ground floor:

Kitchen (20m2) with door to garden, high-spec electric Rangemaster cooker. Granite worktops. Lovely views.

Living room (28m2) with doors opening directly to the garden, original fireplace and quality wood-burner.

First floor:

Family bathroom (12m2) complete with roll top bath, and luxury shower.

Bedroom 1 (21m2) with attached dressing area

WC

Second floor:

Bedroom 2  (23m2) with large Velux windows and great views.

Outside:

The total plot size measures 1524m2 (0.37 acres) and consists of a good sized south-facing garden laid mostly to lawn with mature oak trees and seating areas to enjoy the far-reaching countryside views.

There is a large gravel courtyard to the front of the house that can accommodate several cars plus a separate barn/garage (20m2) with an attached bread oven.

Location:

The house is on a quiet country lane in a stunning location between the charming villages of Guenroc and Guitté and separated by the River Rance.

The surrounding countryside is dotted with ancient monuments and megaliths with a network of paths, riverside walks and cycle routes. There is access to these directly from the farmhouse. Also within reach are extensive cycle paths that can even take you to the coast. The nearby Rance estuary has beautiful picturesque villages such as St Suliac where one can hire a canoe or paddle board and explore the river.

A short walk away is the nearest bar, with outdoor seating in a pretty village square, crossing the river and passing the local château along the way. There’s also an excellent boulangerie, which is about a 10min drive. There are several excellent local restaurants, including the highly regarded Vieille Auberge in nearby Tréfumel, and a popular authentic crêperie in Le Quiou.

Many of the local villages have weekly produce markets, there is also a large regional one in the medieval town of Dinan, famous for its cobbled streets and timber-framed houses. Here you’ll also find a wide selection of shops, cafes and restaurants, including down at the port area.

The coast is around 35 minutes away, with beautiful beaches and coves at places such as Saint-Briac-sur-Mer and Dinard, known for its Belle Époque charm. Boat trips for sightseeing and fishing run from Dinan and also the beautiful citadel of Saint-Malo, including a short ferry crossing between the two towns and excursions to the Chausey Islands, a stunning archipelago of small islands with white sandy beaches.
