Property Description
This impressive house with its 2 lakes, is hidden away on the edge of the little village of Dournazac, in the wonderful Perigord Limousin Regional National Park. The property sits on a substantial plot of 21283 m² and is within easy walking distance of the village centre where there you can find a restaurant/bar, a chemist, medical centre, little supermarket, garage and more.
A private driveway leads you to the main house which sits in a slightly elevated position, perfectly aligned and orientated to take full advantage of the glorious views over the lake and surrounding grounds.
The house is well presented and ready to move into but would benefit from a little modernisation. Originally constructed in the mid 1970s this individually designed house was constructed with quality materials which gives the house a touch of grandeur. One very noticeable thing throughout the house is the quality of natural light that floods in from the large windows.
On the ground floor there is an entrance hall, large lounge with dining area, a modern well equipped kitchen, 2 bedrooms, bathroom, cloakroom and toilet. The lounge has a wood burning stove and french doors that lead out to the patio area which overlooks the lake. What a lovely spot to sit and enjoy your meals and entertain friends.
A quality marble staircase leads you to the first floor accommodation. The size of the bedrooms on this level will not fail to impress.
On the first floor there is a very large master bedroom which has a walk-in dressing room, a second wardrobe cupboard and access to a bathroom. This room has views over the lake and rear grounds. There is a second suite - this one has a spacious bedroom with a private bathroom and a walk-in wardrobe. Off from the landing there are 2 large open rooms - one is used as an office and the second serves as a fifth bedroom.
Underneath the entire house and easily accessible for vehicles is the enormous cellar space. This useful versatile area provides great space for internal parking, general storage and plenty of space for a workshop. There is also a wine cellar, toilet and utility room.
The house is heated throughout by a central heating system powered by a recently installed air source pump. The hot water is also generated by a modern air source pump.
The house is connected to mains water, electricity and mains drainage. In addition there is a very fast and reliable internet connection.
Moving to the exterior of the property there are several lawned areas, lots of mature trees and fruit bushes. There are 2 lakes - the biggest is approximately 1 acre in size and the second is smaller at about ¼ acre. Both lakes are fed by a natural spring which first fills into the smaller lake and then passes to the larger lake. Although the lakes have a certificate for fishing they have not been fished in many years and the present fish stock is not known. There are lots of water lilies, a good indication that the water quality is good.
This exceptional property is set in the beautiful Limousin region and whilst it is a rural area, it remains within easy reach of Limoges international airport (approximately 40 minutes away) and the historical city of Limoges. The area generally is renowned for its many leisure lakes, markets and areas of outstanding natural beauty making it an ideal location for tourists.
